This site was identified as a key strategic site for intervention by Rotherham MBC as part of a town centre regeneration strategy. With a disused cinema on the tight sloping site with a number of issues to address, the site in private ownership, had been an eyesore and source of anti-social behaviour for many years.
Following a strategic advice commission with the Council, dba were asked to consider how this site, on a key arterial route into the town centre, could be brought back into productive use. We were able to negotiate an acquisition of the site from the land owner and establish a partnership with Great Places Housing Group to work with the Council to redevelop the site.
Following acquisition, we managed the preparatory works which included demolition together with funding and planning activities. With additional HCA support a four storey residential apartment solution with lift above and a transfer deck below covering a semi basement underground parking provision. The building had to conform to strict planning criteria and with site constraints utilized an off site manufactured system for the residential element.
This scheme has acted as a catalyst for other investment in the town and created a statement addition to the street scene, recognized by winning a regional best social housing scheme award.
